Santa Clara County Home Inventory

What a week for home sales across the Santa Clara County west valley area. You can see the numbers below in Santa Clara, Sunnyvale, Cupertino and even the highend markets has started to bounce back. It is very evident that sales have picked up and inventory has started to drop across the board. The conditions of low interest rates, lower property values, not sure the $8,000 tax credit is influencing much in this area, but perhaps the largest is the change in consumer confidence.

Santa Clara homes continue to sell in higer numbers and inventory now is down to below 140 homes. Cupertino, Sunnyvale, and even Mountain View inventory has dropped these past weeks.

Even the high end market has seen a bit of improvement on inventory. Sales haven’t been increasing like the lower end just fewer properties comming on the market.

In the typical Santa Clara County real estate cycle sales will start to taper off in the summer months through winter, it will be interesting to see if this year follows that pattern or if the bargin hunters will continue on to the rest of the year.Similar Posts:

Oak Park Cupertino Contemporary Condos – Lofts

This condo development is hardly new. Its been in the works for years, Pinn Brothers the developer of the site had two projects in Cupertino simultaneous. This project has quite a bit of possitives going for it. Number one is the location. Its right across the street from the Apple head quarters, and in the top school area for Cupertino Schools (Monta Vista, Garden Gate, Lawson).

The negatives is the road noise from 280 and the lack of any functional common areas. Also I found a majority of the units to be dark, which to the defense of the complex is typical for any condo development, especially for those bottom level units.

They have several floor plans to choose from ranging from 1 bedrooms to 3 bedroom units and prices range from the $400K’s to $700K’s. The units were marketed as contemporary and lofts. The sytle and amenities I thought were ok, certainly not high end, but typical of these mass developers. Appliances were a plus, Bosch quality. Cabinets featured a modern look, but were average in quality. Countertops were alto a nice plus, Zodiac brand and contemporary looking. Windows were also consistend with the contemporary style. Althought not super top of the line they did stay consistent to the style.

The best units by far where the top level units and were the first to sell out. They featured high dramatic ceilings with bright interiors and were certainly attractive to the eye. First through third floor seemed like typical condo style units. They were dark in the interior, the only units that seemed bright were the southern exposed units a they were few. Over all I give the development a solid B for value, and a good investment choice for any speculators out there.

I haven’t reviewed inventory levels in a some weeks and with the increased activity of the market I am curious to see how the different areas such as Cupertino, Santa Clara, Saratoga, Mountain View, Sunnyvale and Los Altos are performing.

Cupertino had a busy week with 16 pending sales of single family homes. Compare to last years levels for the month of March there were 57 homes sold in March compared with 49 for 2009. Still slower than last year but a good week. Cupertino inventory is still rising but dropped in the last week of March.

Mountain View traditionally has low inventory. Compare to last years levels for the month of March there were 22 homes sold in March compared with 29 for 2009. Things are picking up in Mountain View for March a good indication that things are not as bad as previously thought.

Sunnyvale had a busy month with 64 pending sales of single family homes. Slightly lower compared to last years levels of 66 homes sold in March. Still slower than last year but showing activity. Sunnyvale inventory staying steady in the mid 100′s.

Saratoga had a busy week with 7 pending sales of single family homes. Compare to last years levels for the month of March there were 48 homes sold in March compared with 21 for 2009. Considerably slower than last year. Saratoga home inventory is still rising.

Santa Clara is very active. Santa Clara had a busy week with 80 pending sales of single family homes. Compare to last years levels for 70 homes sold in March. Inventory has dropped from 190 homes to mid 170′s.

Los Altos is still struggling. 12 pending sales of single family homes in Los Altos in March. Compared to last years levels for the month of March there were 30 homes sold. Quite a difference as buyers are still holding out for better prices in Los Altos.Similar Posts:

Inventory: Its Growing in Santa Clara County

They key to spotting a market bottom is by following the home inventory levels of a specific market. Once the inventory of homes reaches a top and starts to declince that means the buyers are beginning to overtake the sellers, and hence supply and demand are changing. Here we take a look at the recent historical level of inventory in a few areas of the Santa Clara Valley.

Home inventory levels for Santa Clara have been climbing every year since 2005. Levels top off in the summer forming a plateau, typical of the real estate cycle we experience here in Santa Clara Valley. Every subsequent year the number of unsold homes have carries over increasing the number of homes for sale in Santa Clara. In 2007 we experienced a large increase of Inventory. As the average humber of homes increase, so does the average days on market, and prices begin to drop.

Sunnyvale’s home inventory performance is similar to Santa Clara. Again inventory levels rise, toping out in the summer and then falling in the Winter. Home inventory levels have remained fairly stable through 2005 and 2007, but in 2008 average inventory of homes in Sunnyvale stayed steady over the winter, and increased substantially in 2008.

Cupertino home inventory stayed stable in 2005 and 2006, and actually dropped in 2007. Again we notice the plateaus in the summer months followed by steep drops in the winter. Home inventory levels have returned to 2005 and 2006 highs.

If we look at Los Altos and Saratoga home inventory charts we see similar patternes to Cupertino. With average home inventory dropping in 2007 and increasing in 2008. This we can attribute to the higher end or luxury home market performance in 2007 which can be closely tied to the NASDAQ which also peaked in 2007.

Monitoring these inventory levels and when they start to change will be the first step in determining the real estate market bottom for the Santa Clara Valley.

Speaking to my colleagues here at the office, the loan guys as I refer to them, trying to get a grip on how easy it is to get a loan here in the Valley. For those of us who are looking at conforming loan amounts below $417K you can expect to get a rate of 4.75% for a 30 year fixed, that’s amazing. For those who think buying is tough right now they really need to look at this. You could get in for as little as 3.5% down, you’ll pay PMI but it may be worth it to take advantage of today’s prices. Minimun FICO is around mid 600′s for FHA guidelines, everyone else is expecting 720 FICO.

For those of you who need a higher loan amount the next level is up to $625K, that will get you a single family home or a nice town home in areas like Santa Clara and Campbell, or even Cupertino and Sunnyvale, yes I said it, Cupertino, Sunnyvale, townhomes of course. Pricing changes 5.25% for a 30 year fixed, still not bad, same FICO guidelines as above. Down payment here is a minimum 10%, still PMI.

Jumbos, anything over $625K is now considered a Jumbo loan and the pricing changes. No FHA underwriting here. Not as many players in this space, however there are buyers out there for larger homes or homes in more affluent areas and they are still selling $1 Million and $2 Million dollar homes. The pricing for these loans are at 6.75% with on 1 point for a 30 year fixed. This is the only product where a 5 year adjustable loan is lower than the 30 year fixed option, you could lower the rate to 5.75% no points with a 5 year fixed option. Here you will need 20% down and in some cases with higher loan amounts upto 25% minimums.

Prices are down, money is cheap again… for some folks.Similar Posts:
